No. Roughly half of our renovation, asphalt and seasonal work is for owners and managers who handle their own day-to-day management and bring us in for specific scopes. There is no requirement to sign a management agreement to get a quote.

We are set up for multi-residential walk-ups and mid-rise, commercial plazas, mixed-use and small office. Single buildings and full portfolios are both fine. We currently look after 45 buildings for a single portfolio client, so multi-site coordination is normal for us.

Edmonton and the surrounding region: Sherwood Park, St. Albert, Leduc, Spruce Grove, Fort Saskatchewan, Beaumont, Stony Plain, Nisku, Devon and Morinville. We take on larger contracted scopes in Calgary as well. If you are outside that list, ask us anyway.

Properties under management have a 24/7 escalation line that reaches a person, not a mailbox. Standard requests are acknowledged the same business day. For clients without a management agreement we respond as capacity allows and will always tell you honestly if we cannot get there in time.

Renovation, envelope and site work is quoted as a written scope with line items, so you can see what is included and what is excluded. Grounds and snow are fixed seasonal contracts. Management is a monthly fee per building or across a portfolio. We do not price a job we have not walked.

Yes. We carry commercial general liability insurance and Alberta WCB coverage, and we provide current certificates with every contract. Certificates are available on request before you award work.

Most of what we do is in occupied buildings. We stage work by section, protect common paths, prepare and distribute tenant notice packages, and clean down daily. Access coordination for in-suite work is handled by us, not by you.

Work orders opened and closed, inspections completed with photos, any recurring issues we have flagged, scheduled work for the coming month, and anything we recommend adding to the capital plan. It is written to be read in five minutes.

For properties under management, yes: maintenance requests, scheduling, access coordination and notice distribution all run through us. For project-only work we prepare the notices and you choose whether to send them or have us do it.

Envelope, asphalt and concrete work in Alberta is weather-dependent and books out. If you want work done between May and September, the conversation should start the previous winter. Repairs and interior work run year-round.

Yes, and we do it regularly. We start with a full walk of every building, a condition record, and a list of what has been deferred. Transitions are usually easier than owners expect once the documentation is rebuilt.

We call you within one business day to confirm the scope and book a site visit. After the walk you get a written quote, usually within three to five business days depending on how much needs pricing from suppliers.
