Preventive over reactive
The name is the operating model. Scheduled inspections and a maintenance calendar cost a fraction of the emergency they replace.
About us
We are a Edmonton-based property management and building services company. Owners hand us the operating burden of a property or a portfolio, and we run it: tenants, trades, inspections, seasons and capital planning.
Our story
Proactive Management Group was founded in 2019 around a simple observation: the trades were not the problem, the coordination was.
A siding contractor who does good work still will not tell you the parking lot is failing. A plow company will not notice the corridor carpet. Somebody has to hold the whole picture, walk the property on a schedule, and be honest about what is urgent and what is being oversold.
So we built the company to carry all of it. Management and trades under one roof, one supervisor per property, and a written record of every inspection and every job. Today we look after 45 buildings for the Harmani Rentals portfolio alongside project work for owners who manage their own properties.
How we operate
The name is the operating model. Scheduled inspections and a maintenance calendar cost a fraction of the emergency they replace.
You do not chase six trades. One supervisor owns the property and answers for every scope on it.
Every inspection, attendance and completed work order carries a date and a photo record. Nothing lives only in someone memory.
If an asset has two more seasons in it, we say so. We would rather phase your capital than sell you a repave you did not need.
Our process
Whether it is a single balcony repair or a portfolio management agreement, the sequence does not change.
We attend the site, photograph condition and listen to what has actually been going wrong. No quote is written from a phone call.
You get a written scope with what is included, what is excluded, and what we recommend deferring. Line by line, no lump sums.
We set dates, prepare tenant notices, book access and confirm the crew before anything starts.
One supervisor owns the job. You get progress updates and a photo record at close-out, filed against the property.
The team
Every property is assigned a named supervisor. You will have their number, and they will have walked your building.
Ownership, client relationships and portfolio strategy.
Scheduling, vendor management and day-to-day service delivery.
On-site quality, crew coordination and progress reporting.
Tenant coordination, work orders and monthly owner reporting.
Credentials
Certificates are provided with every contract and are available before you award work.
Coverage area
Contracted portfolio work extends beyond this list. If you are outside the region, it is still worth a conversation.
Next step
Send us the property and the problem. We walk the site, put it in writing, and tell you honestly what can wait a season.
